Does Homeowners Insurance Cover Roof Replacement? What to Know
When Insurance Covers Your Roof
Your policy covers roof damage from covered perils: wind, hail, fallen trees, fire, and weight of ice/snow. In hail-prone states like Colorado ($4,400/yr), Kansas ($4,600/yr), Nebraska ($6,100/yr), and Oklahoma ($5,500/yr), roof claims are extremely common.
Not covered: normal wear and tear, neglect, cosmetic-only hail damage (increasingly excluded), poor installation, and age-related deterioration. In Florida, many insurers won't cover roofs over 15 years old.
ACV vs Replacement Cost: The Critical Difference
**Replacement Cost** pays the full cost to replace your roof regardless of age. A $15,000 new roof pays $15,000 minus deductible.
**Actual Cash Value (ACV)** pays replacement cost minus depreciation. A 15-year-old roof on a 25-year lifespan is 60% depreciated — that $15,000 roof pays only $6,000.
Many insurers now use ACV for roofs over 10-15 years old. Check your declarations page. In Florida, a new roof can save $1,000-$3,000/yr on your premium. Use our roof age calculator to see the impact.
